Plan how much you can put down on your first home by a date you pick, from your FHSA, the RRSP Home Buyers’ Plan and your savings. Built for first-time buyers in Canada, alone or as a couple.
The planner projects each buyer’s FHSA room and balance year by year to your closing date, works out the HBP withdrawal (up to $60,000 each) and its 15-year repayment schedule, including the repayment relief for first withdrawals made from 2022 to 2028, and adds your other savings.
It then checks the down payment against the minimum and against 20%, works out the CMHC premium, shows the highest price your down payment allows, and estimates the first-time buyers’ GST rebate on a new home.
Inside: a 9-sheet Excel workbook (also works in Google Sheets), the same planner as an offline web page, and a PDF quick-start guide. Rules checked on 2 November 2026.
Estimates for planning only, not mortgage, tax, legal or financial advice. Lenders also check your income and debts.
