Hosts know their nightly rate and their occupancy. Very few know the number that matters more than either: the occupancy at which the year breaks even. Without it, a quiet January is either a problem or just a quiet January and there is no way to tell which.

This gives you that figure, and then runs the same listing at every occupancy from thirty per cent to ninety so you can see how much slack there actually is. It starts every growth assumption at zero — no seasonal uplift, no rate rises, nothing you did not type.

It also settles an argument. Hosts are told short stays are always worse because of the changeovers. That is only true when the cleaning fee fails to cover the cleaning, and the tool works out which case you are in: it tells you what each changeover makes or costs you, how many you have a year, and if you are losing on them, the cleaning fee that would break even. On a lot of listings the usual advice is simply wrong, and it is worth thousands either way.

Everything else is the honest version of the sums: the platform’s cut taken off the whole booking including the cleaning fee, consumables per night, the fixed costs that arrive whether anybody stays or not, and RevPAR — revenue spread over every night of the year, empty ones included — which is the only figure that lets two listings be compared fairly.

Save as many as you like and put any two side by side, figure against figure, with the better one on each line marked and the difference in its own column. That screen is the one that decides things, and it is the part a free calculator cannot do at all.

It does not know your market, your competitors’ rates, or what occupancy you will get. It is not connected to Airbnb and imports nothing. It takes your figures and shows what they mean, including when they mean no.

Everything lives in your browser on your device. Nothing is uploaded, which is why it works offline and why nobody else can see your figures — and it also means clearing your browsing data deletes it. The tool does not pretend otherwise: the header shows how long since your last export at all times, turns amber after three days and red after seven, and export is one click that produces a plain file you keep.
